Circ_it at MIPIM 2026 – The Edge Edition is a live design hack hosted by Layer.studio x Studio Hoodless x Civic. It brings city leaders, developers, place professionals and investors together to explore how Good Growth moves from ambition to delivery.

Built around devolution as the engine for place-based delivery, Circ_it connects policy, capital and place through a fast, hands-on sprint focused on thriving communities, shared prosperity and good lives. It is designed for those shaping the next generation of great places and tackling the real-world complexity of delivery.

This is not a panel.

Not a pitch.
Not a prospectus.

It is a working session exploring a repeatable approach for city regions and development partners who want to deliver better neighbourhoods, faster, without losing sight of place, people or purpose, and to define what successful Good Growth looks like on the ground.

Citu x Layer.studio x Studio Hoodless hosted a successful Circ_it™ workshop session at the Climate Innovation District! It was great to facilitate such an energised and enthused group of UK property specialists, who using the Circ_it™ regen hack tool, captured fresh thinking on how to deliver thriving places.

The UK North leading the Regeneration Revolution

At MIPIM, our innovative design hack took to the global stage — challenging how regeneration starts, who shapes it, and what success looks like.

Bringing together world-class developers and local authority leaders, the live session created space for honest debate, shared insight, and fresh thinking. Voices from across design, development, and community reworked the brief, tackled blockers, and tested new models for people-first, place-led regeneration.

Driven by Northern innovation, the session proved that the UK’s disruptive edge has global relevance.

Mayfield Park, Manchester’s first new public park in a century

This is a collaborative workshop between Layer.studio x Studio Hoodless and will involve some of the UK’s most innovative and forward thinking change makers including; designers, developers, policy makers and community shapers.

The outcome will be a collaborative, experimental learning experience that will test, design, refine and publish a viable place-shaping methodology that can be applied across the UK’s urban centres.

The process will reveal those elusive moves that will deliver your regeneration project, captured and shared online to inform and support your plan making.
